Redevelopment to bring new studio apartments, retail space to downtown Beloit

BELOIT, Wis. — Hendricks Commercial Properties announced this week its plans to renovate a two-story brick building that includes the longtime former home of Stanton Shoes into new studio apartments and retail space.
The State Street Studio Apartments will bring 10 second-floor units to 311 and 317 State St. with fully renovated first-floor retail spaces, the Beloit developer said. Both residential and retail construction are slated for completion this summer.
Stanton Shoes had operated at 311 State St. since the 1930s, but the third-generation family-owned business closed in September.
“This project is part of a larger effort to revitalize State Street, honoring the area’s historical significance while introducing modern amenities and spaces for today’s residents and businesses,” Rob Gerbitz, president and CEO of Hendricks Commercial Properties, said in a news release. “We are especially excited to introduce a fresh residential option that meets the ongoing demand for urban living in the heart of Beloit.”
The studio units will range from 639 to 786 square feet. The company said each unit is designed “to offer a contemporary living experience with thoughtful layouts and high-end finishes, while staying true to the building’s original architectural character.”
The first floor will be home to three to five retail tenants with space ranging from 1,200 to 3,000 square feet. The project will include restoration of the original facades, Hendricks said, bringing back the character of the buildings and making necessary repairs to ensure its longevity.
